Acquisition Criteria

ADF Capital currently seeks commercial acquisition opportunities nationwide that generate immediate and sustainable cash flow, have strong current yields, and minimal lease rollover in premier locations. Cap rate or value-added deals are equally welcome.

 

 

We provide our clients with stable, income driven rates of return over the medium- to long-term. We only look at projects that can grow net operating income and that we believe will appreciate in value.

 

 

Preferred Transaction Size: $3M-$50M

 

 

Targeted Opportunities: Retail, office, industrial, land, and multi-family conversion candidates. Prefer long term leases and superior location within submarket.

 

 

Transaction Structure: All cash closings. No financing contingency.

Broker Cooperation: Both buyers’ and sellers’ brokers will be protected.

 

 

Geographic Preference: National, primarily major metropolitan markets. Will also consider secondary markets with high barriers to entry.
